Where East Orlando Rentals Actually Are

East Orlando is not one neighborhood. It is a chain of master-planned communities strung along the 408, 417, and 528 corridors, each with its own housing stock, tenant base, and HOA rulebook. Here is how the rental map breaks down.

Master-planned · 1990s–2000sWaterford Lakes

More than 3,100 homes around a central recreation complex, with Downey Park and the Stoneybrook East golf course minutes away. Mostly single-family homes from the 90s and 2000s, near the schools and the Waterford Lakes Town Center.

New Urbanist · walkable downtownAvalon Park

An 8,000-acre community built around a real downtown, with 240 acres of wetlands and 250 acres of man-made lakes woven through it. Single-family homes, townhomes, and condos. The walkable downtown is a major draw for tenants, and the HOA runs a formal tenant approval process.

Golf communityStoneybrook East

A residential golf community around a par-72 course set against preserved wetlands. Larger single-family homes on generous lots. HOA standards here are strict, which protects values but means rentals need to be kept to a high standard.

Village-style · golfEastwood

Organized as pedestrian-oriented villages around parks and schools, with its own 18-hole course. A mix of single-family homes in the east-side school zones.

Established subdivisionsVista Lakes & Cypress Springs

Long-built subdivisions along the 408 corridor with mature landscaping and a wide range of floor plans. Typical East Orlando rentals that price from straightforward comparable leases.

Older & affordableAzalea Park & Union Park

Older homes along the Colonial Drive corridor, generally more affordable to buy and therefore popular with first-time investors. Expect older roofs, electrical panels, and plumbing. The numbers can work well if the rehab is priced honestly up front.

The Local Rules That Catch Landlords Off Guard

Many East Orlando communities have rental-specific HOA requirements. Knowing them before you buy, or before you list, is the difference between a smooth lease and an expensive surprise.

The 408, 417, and 528 corridors are why East Orlando rents: tenants trade a longer drive for newer homes and lower prices than downtown.

Waterford Lakes: the 13-month rule

In 2022, the Waterford Lakes Community Association approved an amendment barring new owners from renting their homes for the first 13 months of ownership. Owners caught violating it can be forced to turn over half the rent collected to the HOA. Existing landlords were grandfathered in, so this mostly affects new buyers. If you are purchasing in Waterford Lakes as an investor, read the current declaration before you close.

Approval timelines are real

Several East Orlando associations require full tenant applications before move-in, and processing can stretch to several weeks. Some sub-associations go further: the Waterford Courtyards community requires two years of ownership before a unit can be leased at all, and its application warns that moving a tenant in before approval can draw fines of up to $1,000. Build the HOA calendar into your vacancy math.

Avalon Park plays by its own book

Avalon Park's associations require tenant applications and HOA approval before a renter moves in. Current listings in the community typically note an HOA application fee around $100 and ask applicants to allow several extra days for the association's sign-off. Requirements vary by sub-association, so we confirm the current rules for each property before it goes on the market. None of this kills a rental, but it has to be managed deliberately, and tenants need to understand the process before they sign.

The UCF effect

The University of Central Florida and the Central Florida Research Park sit just north of the core East Orlando communities, with AdventHealth East Orlando, Siemens, and Lockheed Martin employment nearby and Orlando International Airport an easy run down the 528 or 417. That combination brings a large population of staff and graduate students, and 12-month leases are the norm. Homes near University Boulevard and Alafaya Trail often turn over around the academic calendar, so timing your listing matters.

Commute is the product

Ask East Orlando tenants why they live here and most will point at a road: the 408 into downtown, the 417 around town, the 528 to the airport and the coast, Colonial Drive (SR 50) and Alafaya Trail (SR 434) for everything local. Rental marketing here should name the commute, because the commute is what the tenant is buying.

HOA rules change. The examples above were accurate when researched in 2026, but associations amend their documents regularly. Before buying or leasing in any East Orlando community, verify the current declaration and rules with the association directly. We do this homework for every property we take on.

Questions East Orlando Owners Ask Us

Straight answers, specific to this side of town.

How much rent can my East Orlando home actually command?

It depends on the community, the floor plan, the condition, and how close you are to the 408/417/528 corridors and UCF. A 4-bedroom in Waterford Lakes prices very differently from a townhome in Avalon Park or an older 3-bedroom off Colonial. Send us the address through the form above and we will give you a realistic range based on nearby comparable rentals, not listing-site estimates.

I just bought in Waterford Lakes. Can I rent it out right away?

Maybe not. The community association's 2022 amendment requires new owners to hold the property for 13 months before renting, with steep penalties for violations. Existing landlords were grandfathered. Rules can be amended, so we verify the current declaration for every Waterford Lakes property before quoting a lease timeline.

Do you manage condos and townhomes, or only single-family houses?

All three. East Orlando has a heavy concentration of townhomes and condos, especially in Avalon Park and along the Alafaya corridor. We handle the HOA and condo association paperwork, tenant approvals, and move-in/move-out coordination that come with them.

Will you handle my HOA's tenant application process?

Yes. That is part of leasing here. We prepare the application packages, submit them to the association, track the approval timeline, and make sure nobody moves in before the HOA signs off. In communities where approval takes weeks, we start the clock as early as the rules allow.

What happens if my HOA fines me over something a tenant did?

You hear about it from us first, not from a certified letter. Our leases make tenants responsible for HOA compliance, we communicate violations immediately, and we document everything. Most fines are avoidable when someone is actually watching the property and answering the association's letters.

Can I do short-term or Airbnb rentals in East Orlando?

Usually not. Waterford Lakes, for example, has long barred leases of less than 12 months, and many East Orlando associations restrict short stays in their declarations. We manage long-term residential rentals only, which fits how these communities are set up.

What do you charge?

Management starts at 8% of collected rent, with a 55% leasing fee when we place a tenant. There are no setup fees, no marketing fees, no vacancy fees, and no cancellation fees. You will see the full schedule in writing before you sign anything.

I live out of state. How do I know what is happening with my property?

Monthly statements that are easy to read, photos from our inspections, and a direct line to the person managing your property. Many of our owners live outside Florida. The system is built for that.

How quickly do you handle maintenance requests?

Fast. Requests go straight to our office, we dispatch from a bench of local contractors we have worked with for years, and emergencies get priority handling. You approve the plan and the cost; we handle the scheduling, the access, and the follow-up.
